Important checklist for buying new residential/commercial property
1. Land title certificate and search report by advocate of developer
2. Development agreement and power of attorney pertaining to the said land
3. Urban land celing order (ULC) and non agricultural use order (NA)
4. Corporation approved Sanction plans
5. Commencement certificate
For buying resale property
1. Original agreement between the developer and the seller (All previous chain agreements with registration receipts if any)
2. Original Registration receipt
3. Original Index 2
4. Original Municipal tax bill on the sellers name (paid till date)
5. MSEB bill on the sellers name (paid till date)
6. Society maintenance bill on sellers name (paid till date)
7. Share certificate (if registered co-op society)
8. NOC of society / apt/ condominium
9. Declaration and deed of appt. In case of apartment/condominium
10. Land title certificate and search report by advocate of developer
11. Development agreement and power of attorney pertaining to the said land
12. ULC and NA orders
13. Sanction plans
14. Commencement certificate
15. Completion certificate
16. Verify if premises is self occupied, leased or vacant
17. Check the genuineness of power of attorney and never pay the attorney
18. If the property is already mortgaged then ask for a NOC from present financial and loan account statement
Leave and license residential Check list
--> Meet the licensee in person
--> Ask licensee for local references and speak to them
--> Check the license authorization at the work place and permanent residence
--> List of family members
--> Ask for photocopy of identity proof and photograph
--> Intimate your co-op society / apt./ condominium about the new license and their details
--> See that all the fixtures and fittings in the premises are in order and working condition before handing over
--> Note down the MSEB meter reading
--> In case of foreigners submit C2 form at the commission office check validity of Visa/Passport
--> Register the leave and license agreement with the sub registrar (IT IS MANDATORY)
